Lease Terms

Lease Period

Minimum of 20 years (can be extended up to 30 years by every 10 years)

Annual Lease Fee (apply appraised value of land for 2019, tax not included)

Individual appraised value of land (won/㎡) × Area (㎡) × 0.050 (1,092 KRW/㎡ monthly)

※ As it is being financed by UPA resources, the lease fee is determined independently by UPA (Article 30 of the Harbor Act and Article 11 of the Hinterland Management Guidelines), the lease fee is determined based on business performance after 3 years of operation.

Deposit
Business execution deposit (guarantee for business execution of companies to be occupying the hinterland)
  • Deposit amount : 5/100 of the total business cost
  • Payment period : Within 30 days after the announcement of priority companies
  • After the completion of the construction project of companies occupying the hinterland, the deposit is reimbursed within 30 days
Lease deposit (default reserve of occupying companies including lease fee and maintenance cost of public facilities)
Amount/payment: 50% of annual lease fee/ before signing the lease contract

Cash, performance security, payment guarantee by financial institutions
Co-maintenance fee

30 KRW/㎡ every month (subject to adjustment through negotiation in the operational council of occupying companies)

Qualifications

Businesses listed under Article 6 (Qualifications) of the Guidelines for Management of Type 1 Port Hinterland
  • Businesses that unload, transport, store, and exhibit cargo brought in and out of Ulsan Port or businesses that support them
    - Complex logistics related business, supply of ship supplies, development and rental business related to logistics facilities
  • Manufacturing industry with the primary purpose of import and export using ships entering and departing from Ulsan Port
    - A company whose export/import ratio to total sales exceeds 20/100 for at least one consecutive year during the past three years from the date of announcement on selecting resident companies
  • Foreign investment firm that intends to do business in the manufacturing industry that can create cargo volume using ships arriving in and departing from Ulsan Port
    - Fulfillment of foreign investment requirements as per Article 2-2 of the Enforcement Decree of the Foreign Investment Promotion Act
  • Businesses as follows in the knowledge services industry according to Article 8-2 of the Industrial Development Act
    - A company whose exports as a percentage of sales exceed 5/100 for at least one consecutive year during the past three years from the date of announcement on selecting resident companies
    - E-commerce, software development and supply, telecommunications, computer programming, system integration and management, information service, research and development, security system service
  • Wholesale businesses with a primary objective of export/import transactions using ships that arriving in and departing from Ulsan Port
    - A company whose export/import transactions to total sales exceeds 50/100 for at least one consecutive year during the past three years from the date of announcement on selecting resident companies
  • Businesses that support resident companies
    - Businesses falling under Article 7-8 of the Enforcement Decree of the Act on Designation and Management of Free Trade Zones
  • National or public institutions
    - National or public institutions that are directly involved in the management and operation of the port hinterland

11. Construction of Leasee’ Facilities and Launch of Operation Leasee company
